Related Santa Clara is a 9.2 million square foot development that is being constructed over the next decade, largely over the site of the City’s former landfill. Notably, the transformation of this landfill will generate 1,680 residential units, 168 of which are dedicated to affordable housing.
Related Santa Clara is a LEED Platinum certified, mixed-use development that will include residential, office space, hotels, retail, restaurants, new parks and green space, and entertainment facilities. Essentially, we’re building a new neighborhood adjacent to Levi’s Stadium! The project, a public/private partnership with the City, will create up to 10,000 construction jobs and almost $1 billion in wages and benefits over the life of its construction and hundreds of union jobs for hospitality workers.

Related Santa Clara will create up to 10,000 construction jobs and almost $1 billion in wages and benefits over the life of its construction and hundreds of jobs for union hospitality workers. These jobs will pay wages with retirement and health benefits as well as provide a gateway for new apprentices, including women and minorities from our local community, to begin a career in construction. In addition, Related Santa Clara has entered into a project agreement with the hospitality workers of Local 19, UNITE HERE which will ensure hundreds of union jobs will be generated by our development of 700 hotel rooms.

Economic Benefits
Related Santa Clara will transform a 240-acre site that currently produces negligible net income into a mixed-use destination, significantly adding new revenue for the City. Once completed, the entire project is expected to bring up to 25,000 local jobs and nearly $40 million in taxes, fees, and lease revenue annually. All told, Related Santa Clara, by the time it is complete, will generate more than $126 million in annual revenues for the City of Santa Clara and other local agencies and jurisdictions such as the school district and VTA.

Related Santa Clara includes 1,680 residential units that will be located in the heart of the development, the City Center. Of these units,168 are designated permanently affordable, and will be offered at various levels of affordability – creating sustainable living opportunities for locals.

Parks and Open Space
102 acres, or more than 42%, of Related Santa Clara is devoted to parks and open space. The centerpiece of this green network is a new city park on 35 acres of City owned land; Related will contribute $5 million toward its construction. In addition, the project features North, East and West Neighborhood Parks, as well as pedestrian plazas, paseos and courtyards, habitat areas and other open space.
Carbon Neutral Community
Through thoughtful design, utilization of highly efficient technologies, and a community-scale solar and energy storage development, greenhouse gas emissions reduction is a driving principle at Related Santa Clara. Developments include:
- Specification of low carbon structural materials like green cement and mass timber.
- Use of preferred vendors committed to lowering embodied carbon emissions.
- A focus on public and multi-modal transportation to reduce auto dependency.
- Installation of hundreds of EV charging stations to accelerate electric vehicle adoption.
- Energy-efficient design and high performance mechanical systems that will reduce overall energy demands up to 20%.
- Neighborhood scale rooftop solar energy production and battery storage.

Community Updates
September 12, 2024: Related Companies Hosts a Project Update Meeting about Related Santa Clara and the Proposed Master Community Plan (MCP) Amendment
Related Companies hosted a project update meeting on Thursday, September 12 at Northside Library to share information about the proposed amendment to Related Santa Clara’s Master Community Plan (MCP) and an anticipated timeline. In attendance were over 40 community members, along with City Councilmember Kathy Watanabe, City of Santa Clara Development Project Manager Elycia Knight, City of Santa Clara Senior Planner Nimisha Agrawal, and City of Santa Clara Acting Director of Community Development Reena Brilliot.
Attendees heard opening remarks from Stephen Eimer, Executive Vice President of Related Santa Clara and Nick Vanderboom, Chief Operating Officer of Related California, who delivered an overview of Related Santa Clara and the proposed MCP amendment. Then, community members had the opportunity to visit stations around the room manned by project managers at Related California and Gehl Architects which explored different aspects of Related Santa Clara. Stations covered topics such as the MCP amendment, parks and open spaces, transit and mobility, overviews of the planned City Center and Northeast Campus, and a status update on Tasman East, an adjacent project involving Related and many other developers which will deliver over 2,000 new rental housing units, over 300 of which are affordable, by the end of next year. January 2024: Related Companies Proposes Amendment to Related Santa Clara’s Master Community Plan (MCP)
Related Companies has filed an application to amend its Master Community Plan (MCP), taking an updated approach to beginning development at Related Santa Clara. The amendment would allow for light industrial and advanced manufacturing uses on a peripheral portion of the project site. The amendment includes replacing approximately 4 million square feet of office campus space with up to 1.6 million square feet of these alternate uses while transferring the remaining office square footage into the mixed-use City Center. The amendment does not change the overall square footage of the project, which will continue to feature a broad array of uses, including residential, commercial office, retail, food and beverage, entertainment, and hospitality.
Environmental analysis of the MCP changes will be carried out by the City as part of the amendment process. Preliminary analysis by expert consultants indicates that the proposed changes will result in reduced peak traffic impacts compared to those identified in the approved 2016 Environmental Impact Report (EIR). A formal timeline for environmental review will be established after the application is filed.

September 2022: East Neighborhood Park Approval Process
September 2022 kicked off the design approval process for the East Neighborhood Park. We want to thank the many Santa Clarans who provided input on the preliminary schematic design for the new East Neighborhood Park at Related Santa Clara. We enjoyed meeting and receiving feedback from hundreds of residents at the 2022 Art and Wine Festival and sincerely appreciate the over 200 hundred responses we received to our online survey. The plan was subsequently approved by the Santa Clara Parks & Recreation Commission on November 15, 2022, and the City Council on January 10, 2023.
Once completed, the 4.3-acre public park will feature many of the amenities and activities residents requested – including a children’s playground with separate areas for kids ages 2-5 and 6-12, a dog park divided for small and large breeds, and sports courts.
